We are hands-on investors/developers and focus on only a handful of opportunities at a time.
Investment Strategy
Acquisition Focus
Well-located multifamily properties, ideally with in-place cash flow: B-grade assets in A-grade locations
Small to middle market focus: $2 to $20mm acquisition cost
Opportunity to reposition and create value in the asset
Will selectively consider opportunistic investments that require more intensive repositioning or redevelopment
Value-Add Strategy
Correct operational inefficiencies through more aggressive asset and property management
Execute targeted “high ROI” interior and exterior renovations
Introduce amenities best suited to enhance tenant experience
Address deferred maintenance
Capture branding and marketing improvement opportunities
Debt Analysis
Source advantageous debt with prudent leverage and terms best suited for an individual investment
Return Realization
Bias toward longer-term holds, but will determine the best course of action after execution of business plan: sale or refinance + hold
Target Returns
15-25%+ investor IRR and 2.0x+ equity multiple
