Staywell Capital was formed in 2020 to strategically acquire value-add multifamily properties with an emphasis on Chicago and high-quality growth markets in the Midwest and beyond.
Staywell provides attractive opportunities to investors through syndication and partnerships with a focus on delivering strong cash-on-cash returns and long-term equity enhancement.
We are hands-on investors/developers and focus on only a handful of opportunities at a time.
Investment Strategy
Acquisition Focus
Well-located multifamily properties, ideally with in-place cash flow: B-grade assets in A-grade locations
Small to middle market focus: $2 to $25mm acquisition cost
Opportunity to reposition and create value in the asset
Will selectively consider opportunistic investments that require more intensive repositioning or redevelopment
Value-Add Strategy
Correct operational inefficiencies through more aggressive asset and property management
Execute targeted “high ROI” interior and exterior renovations
Introduce amenities best suited to enhance tenant experience
Address deferred maintenance
Capture branding and marketing improvement opportunities
Debt Analysis
Source advantageous debt with prudent leverage and terms best suited for an individual investment
Return Realization
Bias toward longer-term holds, but will determine the best course of action after execution of business plan: sale or refinance + hold
Target Returns
15-25%+ investor IRR and 2.0x+ equity multiple
Who We Are
Todd Glickman, Principal
Prior to Staywell, Todd led residential development for Baum Revision. In this role, he developed over $20mm of projects ranging from adaptive reuse multifamily to ground-up hotels. His experience encompasses underwriting, entitlements, design, construction, and project management.
His career began in commercial real estate at MB Real Estate and Urban Retail Properties where he focused on acquisition and development strategy. His experience also includes roles at the venture capital firm Sandbox Industries and the Adidas-backed brand Bucketfeet, where he led business strategy. He graduated from George Washington University.
Nauzad Dustoor, Principal
Naz has 15+ years of experience in real estate, management, and finance. Prior to Staywell, he worked with Bedderman Lodging, a boutique hotel developer and management company, where his experience included adaptive reuse hotel developments in Chicago and a 93-key ground-up hotel in Nashville, TN.
Previously, he worked at multiple high-growth consumer companies leading strategy and business development. He started his career at McKinsey & Company and at Cambridge Associates where he focused on private equity and private real estate investments. He graduated from the University of Michigan.

Staywell Hospitality is a leading vacation rental brand separate from Staywell Capital. The company operates exceptional short-term accommodations for business travelers and families in top Chicago neighborhoods including Fulton Market, the Loop, and Streeterville.
Staywell Capital will selectively consider investments where a short-term rental model can be incorporated into the business plan to drive additional value.
